There are many arguments and counter-arguments doing the rounds concerning the price of Noida real estate. Some say that the drift of population to Greater Noida, in future, might affect the price rise in near future and the rise may not be as steep as it would have been in case there was no Greater Noida. While others are quite optimistic and they say that the demand of residential property in Noida will increase and hence there will be steep price rise. Lets us analyze the price related aspect of Noida on two realistic parameters.

Rapidly Exhausting Space

The slurry of real estate development projects in the past 20 decades is the reason that space in Noida is scarce and comes at a premium. And we all know that something that is scarce always comes costly. This has been the case with Delhi and other metro cities like Mumbai, Chennai, Kolkata etc where the space has almost dried up. So, we are seeing multi-level selling and purchasing of the same property. That is, a plot of land or house is bought, some changes are made and it is sold again after few years. This multiple selling has been one of the prime reasons for the exorbitant price rise of properties in Delhi. Noida is on the brink of experiencing the same effect in the coming ten years.

Growth as a full-fledged city

Any city is not made in one or two years but it requires several years for people from different parts to settle in the concerned place, experience the subtle change and slowly bring a common characterizing culture in the city. Similarly, the government also needs substantial time to implement the requisite civic amenities. Several schools, colleges, hospitals, shopping centres, business hubs do take their own sweet time to become operational and known to the outsiders. Sufficient time is also required for the development of mutual co-ordination between the local residents and the people, who have migrated to the place. Once these are achieved then a large inhabited area takes the shape of a city. Noida, in its infancy, was considered solely as a satellite town of Delhi but it has evolved over the years and created its own identity to be one of the most upward and modern India cities.
