Because of growing awareness on the protection and preservation of the environment, demand for green buildings has become higher than ever. Many real estate developers are using sustainable building principles nowadays when creating dwellings for people. Indeed, green is in, even for real estate investors, so if you don’t want to be left behind, you should also join the green revolution.

Although it is much easier to incorporate “green principles” when building houses from scratch, it doesn’t necessarily mean that it can’t be done when rehabbing homes. In fact, the government has provided guidelines for investors and homeowners who want to transform existing homes into energy efficient and environmental friendly structures.

Be warned, however, that fully transforming a conventional fix and flip project into a green building can cost you a lot of money. But if you want to do your part as one of Mother Earth’s children, there are inexpensive but helpful ways to incorporate green designs to your home rehabs. Listed below are some of them:

• When installing new lighting fixtures, go for energy-efficient light bulbs instead of incandescent bulbs. These lighting fixtures consume less electricity. Aside from installing such light bulbs, you should also make use of natural lighting. Don’t block windows with appliances so natural light will come in.

• If you’re going to put appliances after you’re finished rehabbing homes, you should consider choosing those that bears the “Energy Star” logo. Electronic equipment and devices that have the Energy Star logo generally use 20% to 30% less electricity as compared to conventional home appliances.

• Recycle. Don’t throw away fixtures that can still be used. For instance, if you think the kitchen cabinets are still usable, don’t install a new set. Instead, repair the old cabinets, give them a new look, and put them into good use. This way, you can minimize expenses and at the same time, prevent a tree from being cut down.

• When it comes to adding curb appeal to the property, put live plants on the garden. Not only it will beautify the house, it can also improve the air qualify in the area. When choosing the plants, however, pick those that require less water and pesticide treatment. You should also use compost instead of synthetic fertilizer.

As a rehabber, there are so many things that you can contribute to the preservation and protection of the environment. You just have to use the green rehabbing strategies when fixing and flipping homes. Meanwhile, for more tips on rehabbing homes, visit www.Rehab-Real-Estate.com.
