You start rehabbing by looking for a property that you think is a potential source of profit when sold. Some investors would prefer to buy distressed properties close to a dilapidated one because they think these cost cheaper. Some want a property that needs less repair so they can save more on the renovation costs. The truth is, both opinions are indispensable. Either way can generate a lucrative income. The secret to a successful rehabbing lies with the investor’s ability to stick with the budget.

Hard money loans, which rehabbers apply for, comprise the budget for purchasing the property as well as the repair costs. Usually hard money lenders allow an investor to borrow up to 70% of the after repair value of the house. If the house is in good condition, the budget for repairs will be less. You can put the money to something else and it can even add up to your profit. On the other hand, if the property needs major improvements, increase the budget for repairs. Do everything to make sure that the property can attract buyers. Your profit depends on the sale of the rehabbed house.

When you rehab homes, you create extra income. Why? You are increasing its market value, especially if the house is located in a cozy community. Buyers will scramble to buy it from you. If the property is still in good condition and doesn’t need a lot of repairs, add a little something that can make it look more interesting. To know what to do, look around the neighborhood. What’s popular in the community? That would give you an idea on what buyers are looking for. Some add-on will surely not hurt your budget. It can even add more dollars to your profit if.
