To help you choose good investment properties, here’s a simple guideline on buying real estate for investment purposes:

• When buying a house, try to place yourself in a home-buyer or tenant’s shoes. Ensuring that a buyer will be happy to live in the property can help boost the marketability of the house you want to sell.

• See to it that the real estate you want to buy is located in a desirable neighborhood. A house built in an area with a high crime rate is more likely to scare home-buyers or tenants away compared to a house that is located in a place with friendly and nice neighbors.

• When choosing a property to invest in, be sure that it has proximity to important public amenities such as bus and train stations, schools, hospitals, and commercial establishments. Upcoming urban development projects in the city or county where the house is located can also help boost the property’s profitability.

• If you are investing in single-family homes, always consider the number of bedrooms. Most home-buyers and tenants, nowadays, prefer houses with at least three bedrooms. Therefore, if you want to want to make a quick buck, listen to what your target market wants.

• Always do the numbers. Before you settle for an investment property, ensure that is a good addition to your real estate portfolio.
