Selling and Buying Foreclosures Can Make You Rich
Sometimes called creativereal estate investing, the business of dealing in foreclosed properties is a very attractive industry because of current market conditions. The recession has ended but it could not be denied that it left a huge number of properties repossessed by lenders from owners. These properties are now being sold at slumping prices – giving investors a perfect opportunity to make money by buying and selling these houses. Since the properties are available at very low prices, investors are able to resell them for a profit. Houses that have been repossessed by lenders are being put up in foreclosure auctions. Some investors buy houses from banks at this stage. However, if the houses are not sold during the auction – something that is very common – their ownership is reverted to the lender who offered the mortgage on the property. The house will then be known as a bank owned home, REO (real estate owned property), or simply a foreclosure property. There are numerous ways of selling and buying foreclosures. These are unconventional real estate investing methods that yield huge profits today. One method of investing in foreclosures is called wholesaling houses. In this system, the investor talks to the owner of the property so it can be placed under contract. The contract will give the investor the right, but not the obligation, to purchase the house. Once under an agreement, the investor can then market the house to buyers. When he finds a buyer, he will leave everything to the title company. The difference between the seller’s price and the buyer’s price will go to him. For example, if he advertised the property at $65,000 but placed the seller agreed to dispose of it at $50,000, he will get a $15,000 check from the title company. Investors who are in the business of rehabbing are the usual buyers of wholesale properties. Rehabbing is another way of selling and buying foreclosures. In this method, the foreclosure home is bought at a very low price from the wholesaler. Then, rehabbers will improve the property through repairs and sell it for a high amount. Investors are making money from foreclosures through these two methods. Learn if you too can earn massive profits from the foreclosure market today by going to REIWired.com.
