The first is look learn to recognize motivated sellers. These are basically people who are, in a euphemistic way, “motivated” to sell their property. Home owners who are in this category will do everything to sell their property, even give it to you at a bargain price. You as a real estate investor would want to deal with them because their situation will give you the power to negotiate the price to your favor. What they need is the quick sale of the house and not necessarily a high price for it.

To recognize motivated sellers, you can ask various questions on their financial state. Or, the easier way is to listen to them. If the seller is motivated, he will most likely tell you about his problems. Be prepared to hear woes that are not related to the sale of the property. When the owners starts to tell you how miserable his life is right now and how he believes everything would be fine if only he sells the house, that’s a good find!

They must be very willing to buy a property. If they are owner occupants, those who are experiencing problems renting property may be considered motivated. They hate having to deal with their apartment neighbors so they want a home of their own. As a real estate investor, it is your job to present them with choices. If you are a wholesaler, then you can consider rehabbers to be motivated. Rehabbers are investors who repair and improve distressed properties for a profit. Get the contact information of anyone who may be a motivated buyer and compile those data in a list. Selling properties will be easier when you have a list of prospective buyers.
