And for those who managed to confirm the news, a question probably still lingers in their minds: Why are they very low-priced when they are actually almost as good as new houses? Actually, there are several factors that make REO homes in Delaware very economical. First is they are already free of liens and other charges. Take note that REOs are repossessed properties that were not sold in a short sale or a foreclosure auction. These are usually priced high at such stages as the amount includes liens and other standing fees by the house. But when a property becomes real estate owned or bank owned, it is stripped of liens and other standing debts. Second, banks are offering Delaware REOs at bargain prices because of such properties are growing in number. Lenders have no choice but to slash up to 60% of a property‘s actual value just to sell these houses. A huge number of real estate owned properties in inventories will not benefit banks. These properties, registered as “non-performing assets” in inventories, are costly to maintain. They might also give the impression that a bank is careless in handing out loans, prompting it to repossess a lot of properties. This could affect a lender’s reputation. Lastly, the recession is helping decrease the prices of REO homes in Delaware. The harsher economic environment has led to the overall value of the property market to go down. It is also leading to more people failing to settle financial obligations and this is causing banks to repossess more houses. This easy-on-the-pocket offer, however, will not last forever. Property prices are expected to pick up once the economy recovers from the recession. So, if there’s a perfect time to purchase Delaware REOs, that would be today.
