Basically, there are two ways to flip houses. The first is buying a property at a discounted price and then selling it for a much higher amount. The second is the flip-and-fix method, wherein undervalued houses in need of repair are “rehabbed.” The real estate investor will fund repairs to the house and then sell it at a much bigger cost. Flipping houses is a lucrative business especially amid the recession. Because of the harsher times, more owners are willing to sell their properties at for under their actual value. This presents a perfect opportunity for those who have the necessary capital to buy and flip properties. The business has been picking up popularity and has been the subject of some television shows, including reality TV program “Flip This House” on A&E. TLC has “Flip That House” while HGTV has “The Big Flip.” All golden opportunities, however, can turn to dust without proper knowledge. As they say thinking without action is futile and acting without thinking is fatal.
